We Did This To Ourselves
This is the silliest issue in American politics, and you can do something about it.
There’s a giant housing affordability issue in the US that largely stems from a housing shortage. We know we should build more housing where people want to live, especially housing that’s affordable. But the way the system works, individual projects often get slowed down or crushed by local opponents who don’t want the housing built in their backyards.
But there’s hope for the future!
Some towns and cities are ready to allow more housing, and they just need help implementing the right local zoning rules. That help can come from the Federal government via the Department of Housing and Urban Development (HUD). It’s a low-cost, high impact policy that really helps.

    Removing all fire safety because Jesus saves, removing all pre-calculations on 'load bearing' this and that, and such woke bullshit, removing windows because those have a liberal agenda, removing rules that try to badmouth good old American made asbestos (there you have your fireproofing! Be happy! It is also a fine interior wall material that also feels good to scratch your back on.), and remove all building inspectors. They can sightsee on their holiday. We can All see that the building is there. Done and done. Deregulating is always the way to go!

      Predictable standards like building code rarely add much to the cost of construction. The regulations that come up frequently as adding the most to time and cost are unpredictable discretionary standards and minimum free parking requirements.

    Hey so i commnted on one of your videos a while back... But to get to the point, me and my wife finally got on the same page to go for it, on building an ADU. So we went to the building department but they said our home was under the citys jurisdiction. So we went there but the lady said no one has been able to build an ADU on their property due to having to filter our septic tank and it would need quarterly inspections for ever. And she said that runs about 55k to just start that process excluding the ADU. So she said the numbers never make sense due to that. So no one goes through with it. My question to you is, Do i still have a chance in finding some sort of way to make this happen, or are our dreams ruined forever? We live in Hesperia California 92345. Please let me know, and thank you and sorry for taking too much of your time.

      This is too complicated to tackle in the comments section. It sounds like the person you spoke to was making generalizations. If you’re on septic, but you’re in the city, you should talk to the city about what your options are. Maybe there’s a one time hookup fee to be added to municipal water and sewer?

    $7600 cityfee,$4.75 sqft. school fee,soils engineer$2500.Building plans and engineering prepared digitally to be able to submit to local building department$7,000 plus or minus,occupancy fee?I know its like $20k for new construction.Is water meter required?I know city water meter is like$15k+.Fire sprinkler permit fees.Sewer hookup?Does it need a seperate electricity meter and gas meter?who knows how much $10k?Not to mention the call outs on title 24.These are just estimated costs that i have researched.I am low income and could really use a fee waiver in order to make any of this make sence.I already pay a ton in property taxes and my sidewalks and are water damaged and have a band aid on them.How bout a $100k grant.Or somekind of creative financing that really works.Just saying also dont shoot the messenger.These numbers are calculated on a ADU 750sqft or less.

    Hi Ryan. Is there anything that I can do in this situation? I applied for the Adu last year in February. It's currently pause at the building department until I fix my current house to code. They keep coming back with different round of comment about my current home. For example, at first, they want me to demo my enclosed not to code patio. Then I agreed. Then they came back with wanting to remove my washer/dryer from my one car garage and didn't specify where I can move it. My house was built in 1958 with 1 car garage. Then I compllied and agreed to move the washer/dryer. Then I applied for the electrical/plumbing and paid the application fee for the demo. Then they came back with wanting me to remove my current house water heater to somewhere else or have a tankless water heater. I live in Santa ana. Is there anything that you can suggest? I'm planning to go talk to them in person this week but if they say no, I got to do all of that before they continue to review my adu, what can I do? Help please.

      You should contact the HCD about this. calhcd.service-now.com/csp?id=csm_sc_cat_item_public&sys_id=19d0846297794910edea398c1253af2a There are times when the city can require changes (for example if your attached ADU shares a wall with the existing structure that needs to be modified). But there are other things that the city cannot require before approving your ADU permit. And finally, there are things the city can require despite approving your ADU permit. So speak to the HCD for technical assistance and consider contacting an attorney for legal advice.

    I hope this is also helps folks become home owners instead of renters. So much land/residential units get bought up by foreign and domestic companies. This will ultimately make them control the renting market and in no way give any long term solutions

      Good pint. There’s actually a bit I left out when the acting secretary if HUD talks about the manufactured home duplex. She says that’s a great example of a unit that lets people build two units, live in one, and rent the second out to pay for the investment. So they do have ideas that will promote home ownership!

He's a total manhunk and I plan yo rent out the ADU and Ill am going to throw Val in for free, for rentals one month or Longer.     Hopefully the ADU legislation will make a difference here in California, but no such luck as of yet. One key point all of the supply strategies are missing is that we could have all of the supply in the world, but if we allow that supply to be hoarded by investors, we will still have affordability problems. Until we effectively address investor-induced housing inflation, ain't much gonna change...as the decades and decades of failed housing strategies that didn't dare to challenge our unlimited, feudalistic property laws have shown us.

      I’m all for exploring those solutions too. In particular, limits on ownership are powerful when you have too much housing supply in an area or an unpopular kind of housing (indicated by high vacancy rates or low usage rates). And in situations where supply is lacking, public housing and community land trusts are both great ways to create housing and control pricing. Having said that, most of the numbers I’ve seen indicate that investor ownership is not a huge contributor to the cost of housing in most markets - but I’m very aware that it is an issue in many places and price collusion should definitely be regulated. Basically, my suggestion would be that we get better data on vacancy rates and then use that data to know if housing providers are overcharging or keeping units vacant to get higher prices. And we get sophisticated about price fixing. But before we do all that, the easiest way to end a monopoly on housing, is to let people build housing.

      The mere presence of investors organically inflates housing prices three ways: 1) Investors increase demand above and beyond the naturally occurring demand of owner-occupants. In a Feudalism-free housing market, potential owner-occupants would be competing only with other potential owner-occupants to buy a home. However, when investors are allowed into the housing market, would-be owner-occupants now have to compete with investors. This brings about an increase in demand, which significantly inflates housing prices. 2) As investors buy up homes and turn them into rentals, they constrict the supply of homes available to hopeful owner-occupants. This decrease in the supply of available homes is inflationary and drives housing prices up more. 3) Investors bring about a huge increase to the money supply available specifically to land & housing. Their cash reserves and access to credit enable investors to outbid would-be owner-occupants, which significantly drives prices up even more. Keep in mind the above-mentioned inflationary factors occur simply by allowing investors to buy investment properties, and don't even take into account the greedflation investors big & small giddily take part in as they set rental rates and sales prices as high as they possibly can. Allowing investors into our land & housing system sets off a feudalistic, inflationary cycle. The more property we allow investors to hoard, the more housing prices inflate, the more would-be owner-occupants are then unable to purchase their own homes and are instead forced to be renters. This in turn makes it easier for investors to hoard more & more property, which they excitedly do, and the cycle goes on and on, with housing becoming more and more unaffordable as time goes on. The only way to rid our land & housing system of the inflation that real estate investors cause is by banning real estate investors. The reason our perpetual affordable housing crisis has only gotten worse and worse over many decades, despite the multitude of housing strategies implemented over that time (including govt housing and land trusts,) is because not one of these strategies dared to address investor-induced inflation. This root-level cause has been routinely ignored in favor of status-quo preserving strategies that address symptoms only, often making things worse over the long-term.

      For the purposes of this case, they didn't say what is or isn't an impact fee. They said any fee, whether it's legislative or administrative, should be held to similar standards. Not a lawyer, but I can tell you that school impact fees are generally legislative fees.

The code has actually been clarified a lot since this old interview and the HCD currently has very explicit direction to cities about how unenforceable daylight planes and front setbacks are for units under 800 sq ft.

    It really makes no sense to sell an ADU, it is an inflation proof source of income, that grows in value each year, and unlike an investment property across town, or in another city, it is right next to you where you can keep an eye on it. Selling it means you lose control over a property in your back or side yard, with no guarantees as to what the new owner will do with it, and you are reducing the size of your real property for a one time payment for which you will have to pay capital gains taxes, plus all of the associated costs of the sell. Better to think of that ADU as a built in retirement fund that is inflation proof, and grows in value as long as you hold it, while throwing off a nice extra monthly income.

    I own a large 5 beds 4 bath home. I install a kitchen in one of the room. Rent out back part of house with 2bdrm 2bath. Separate intrance with yard. Bad actor turn me in. Can inget that permited?

    With a little thought that footprint could be adapted easily to a better result. GUARANTEE I could make it work. Biggest issue will be having to cut the countertop. I can make literally any space into something. 58 Sq ft would be a challenge. #ChallengeAccepted 😆
